Maintenance issues

Technical issues

The nature of component deterioration and failure - random and unpredictable.

The required functional or performance standard for components - there is no absolute standard.

Building type and planned maintenance - What a building is used for and the type of building can influence approaches to planned maintenance. To take extremes, a temporary classroom building will be treated rather differently to a grade one listed building.

What is maintained? - Buildings, components, services, landscape, spaces, amenity spaces.

Factors influencing maintenance - different components and materials respond to the environment and are used in different ways. A planned maintenance approach should recognise and respond to anticipated failure patterns and failure modes. Other factors which influence maintenance include design, installation, quality of materials and finishes.

Planned maintenance activities - The range of potential maintenance activities is enormous. Defining what constitutes planned maintenance may be important for organisational, administrative and financial reasons.

Prioritisation and risk management - Planned maintenance funding is invariably limited and allocated annually. Prioritising by defined criteria or using risk management processes is a logical method of targeting funds.
