JCT Intermediate Building Contract 2011

The Intermediate Building contract of the JCT’s suite of construction contracts, is more detailed than the Minor Works contract but less so than the Standard Building contract. It is intended for projects where the works are of a relatively simple nature and not involving complex, specialist works.

A variant of the contract - the Intermediate Building contract with contractor’s Design - exists for similar size construction projects, but where the contractor is to bear responsibility for discrete design elements.

The 2011 editions of the contracts reflect statutory changes introduced by the Local Democracy, Economic Development and Construction Act 2009, notably around payment mechanisms. The 2009 Act changes were introduced by amending the Housing Grants, Construction and Regeneration Act 1996. The 2011 edition of the IBC also introduced minor changes to insurance and other provisions.

The changes to the IBC are replicated in the IBC/CD. References to the IBC and its clauses in this article should be taken to include the IBC/CD unless otherwise stated. The IBC/CD does however introduce further changes, which are dealt with specifically.
