Summary

The application of BIM-enabled FM has the potential to add significant value to assets and estates. There are, however, many challenges and barriers currently that need to be considered in order to make the transition easier and the benefits clear. By embracing BIM, the FM process becomes more efficient, not least because the required information is available in a structured, integrated format that is stored in easily accessible locations.

The 4 case studies all have something in common: a vision of improving processes and workflows to become more efficient and identify the BIM process as the solution to this. Each project is unique; therefore, there is no one solution for the effective implementation of BIM. However, for all projects, it is important to understand how the asset(s) are currently managed in order to know what the best process for implementing BIM is. Technology should be evaluated on project-by-project basis, so that the best process is chosen for each situation. Developing a BIM enabled process takes time to get the whole team on board and up to speed. Many projects will benefit from having someone who has the knowledge and capabilities to lead the organisation in making the change.

It is believed that BIM enabled FM is not as well understood as other disciplines and the value has yet to be demonstrated. BIM enabled FM should meet the requirements of a building owner, meaning that clients need to understand and articulate their asset and BIM requirements including the level of detail and information needed in order for it to be a success.
