Land Quality Statements

A Land Quality Statement is similar to that of an Environmental Audit in that it provides information on the impacts of real estate matters caused by contaminated land and environmental law. The main difference is that it must be undertaken in accordance with the RICS guidance note, Contamination and Environmental Matters: their implications for property professionals.

When producing a Land Quality Statement the following should be undertaken:

  • a site visit;
  • an examination of historical maps and archive records;
  • a consultation with statutory authorities and examination of public registers;
  • an examination of local authority records, e.g. planning and environmental health;
  • an examination of data held by the Environment Agency and water companies;
  • an assessment of geological, hydrological and hydrogeological features; and
  • a review of any available site investigation reports for the site.
